Rosetrees is a wonderful six bedroom, six bathroom traditional lakeland stone house that has been recently refurbished whilst carefully retaining the incredibly well preserved period features of this lakeside house.


With private grounds leading down to the lake shore, Rosetrees was built in the 1850s by the prolific architect Alfred Waterhouse for the Greenhall brewing family. Rosetrees has been refurbished to a high standard and whilst it retains its period features it has been modernised in the areas most needed such as the bathrooms and the kitchen.

Arriving in the inner hall, a feeling of grandeur from a different age greets the first time visitor. Leading from the hall is a grand dining room with a large bay window overlooking the lawn. On the other side of the hall a door leads down to a modern kitchen complete with breakfast table, equipped to cope with a large group with double dishwashers, electric range cooker and an extra-large American style fridge.


Also leading from the hallway is a useful downstairs cloakroom and drying room perfect for the wet walker in mind, there is also a downstairs toilet.


Continuing down the stairs there is a large games/TV room designed with youngsters in mind, creating a great space for relaxing, film watching and playing together.


A couple of stairs up from the hallway is the spacious lounge with a large bay window with excellent views of the lake and the fells across the water, a magical room that is perfect for relaxing after a busy day walking or exploring the lakes.


Moving further upstairs there are two extra-large king bedrooms, that can be made into twins, they each have en-suites*, and a further four double bedrooms again all with en-suites.

*(the house bathroom doubles as the en-suite for the largest bedroom with jack and jill doors)


Rosetrees is well furnished throughout with quality carpets and curtains and beautiful polished pitch pine floors in the hallway and both reception rooms, outside there is a large private area with lawns and gardens, there is also a well-positioned stone patio, outdoor seating and built-in in barbeque all overlooking the lake, together with parking for up to four cars. Lake Derwentwater is a short way away through the estate grounds. 


As with all our holiday lets if you have a small dinghy, sailing craft or canoe you can use our lake slipway to launch them.
