If you are staying in one of our cottages the key will be left in the door ready for your arrival.
If you are staying in an apartment, to the left side of the main house from the car park there is a door labelled ‘Apartment Entrance’. This door will be locked after the Estate Office closes. To open the door, you will need to get the afterhours key out of a key box which can be found on the right-hand side of the apartment entrance door. The code for which will be sent out in your pre-arrival email.
If you know you are going to be arriving later, please let us know as on a busy changeover day the extra time will help our team hugely.
Please do not enter the property sooner than the stated time without prior arrangement with the Estate Office. Our housekeeping team require the whole ‘changeover’ period – ie. the time between the last guests leaving in the morning and your arrival – to thoroughly clean, prepare the property for you and deal with any maintenance issues that may have arisen.
If you are planning on arriving earlier to enjoy a walk or a visit to The Lingholm Kitchen please park in the café car park (charges apply, however, if you let us know your car registration we can exempt you from charges for the day). You can move your car to your property at or after 4.30pm.
Yes, ASDA, Tesco & Sainsburys all deliver to the Estate. Please note we cannot accept deliveries on your behalf so please make sure delivery time falls after 4.30pm (Check in time). Please put the name of the property in the delivery notes. Unfortunately, we can’t store fridge/freezer items for you before check-in.
Your stay includes linen, towels, hand soaps, a small cleaning pack, a hairdryer and a welcome basket including sachets of tea and coffee.
Yes we provide logs if your cottage has a log burner.
Each cottage has a brick-built BBQ, You will need to provide charcoal if you wish to have a BBQ during your stay. We politely ask that they are left clean upon check out.
All our properties have free wifi, the code can be found in the guest information guidebook, there is a link to this in your pre-arrival email or follow the QR code inside your accommodation.

Yes, you are welcome to bring your own small, light sailing craft such as a kayak and canoe. Please note you may launch from the lake shore down beside the main jetty.
Boats can be hired from Nichol End Marine or Derwent Water Marina, both within walking distance of the estate. You can also hire a rowing boat from the boat landings at Keswick.
As an estate guest we are happy for you to explore and enjoy our beautiful grounds but would be grateful if you respect the private and staff only signs. The main house remains a private family home and is unavailable for tours.

Yes, some of our larger properties have suitable garden areas. We charge a £50 fee to cover the use of water and electric. They must be booked direct with the hire company and we ask you make us aware before confirming with the hire company.

Parking for the house apartments is located at the main house. There are 2 spaces allocated for Keepers, Catbells and Silver Hill. The Lodge and Rosetrees has space for 4-5 cars.
